Bigger & Better

Our client, Mr & Mrs H, own a detached dormer bungalow in Kenilworth, it has been their family home for many years. With a growing extended family of grand-children and their continued support of a local ‘assistance-dog’ charity (they help socialise young dogs to be trained) they have felt the need for some development and modernisation of their house. The project with Mr & Mrs H has spanned five phases. In late 2016 we took on the building of a ground floor extension to replace their rather worn-out conservatory. This project was started in mid-October on the understanding that it would be needed by Christmas. A mono-pitch roofed extension was built, with bi-folding aluminium doors and 2 large roof windows ready for Christmas lunch with the family. At the start of the new year, 2017, work was started on enlarging a rear dormer window in order to increase the size of their main bathroom, the central dormer on the photo here was previously no more than a window, it now houses a luxury bathroom with separate shower, slipper bath and storage cupboards. Office Redevelopment

Further to the purchase of George Nott (GN) House on Holloway Head in Birmingham we met with the new owner, on site, of this 6-storey office building constructed in the 1950s. At the start of the works two of the six floors were tenanted, with one of those being at 50%. Most other areas in the building were in a poor state of repair or modified extensively, making them unattractive to potential tenants. A programme of refurbishment was undertaken, starting with work to the 3rd and 4th floors. This principally involved removal of unwanted installations, refurbishment of the suspended ceiling, decorating and renewal of the carpet. Tenants were quickly found for these renewed areas. The second floor was occupied by a sitting tenant, however the first floor (the largest in the property) had been used by a further education provider and consequently partitioned extensively. The work undertaken here included the removal of the internal partitions, modification and refurbishment of the ceiling and numerous electrical alterations. The rear half of this floor has a flat roof which had been leaking for some time and so this was repaired prior to internal decoration and new floor coverings. The front and rear halves were then segmented, including the provision of a kitchen. These works were then repeated on the upper ground floor, including the formation of a new common area allowing access to a new separate unit to the rear. New Student Hostel

New Student Hostel

The Indian YMCA have owned and run hostel facilities in London since the early 1920s and currently occupy a 5-storey property on the corner of Fitzroy Square, accommodating more than 100 students as well as providing hotel facilities for overnight guests. Having identified a suitable property in Birmingham the Indian YMCA acquired the former Fountain Court Hotel on Hagley Road. Prior to acquisition How Are You Ltd provided consultation on the potential development and refurbishment of the property as it had, among other issues, become clear that it did not meet the modern requirements of fire containment. Following acquisition, How Are You Ltd have carried out works on the property including: renewal of all bedroom doors to meet current safety regulations; modernisation of lighting provision using LED fittings, reducing energy consumption; creation of additional en-suite bathroom facilities; provision of self-catering kitchens according to local authority guidelines for ‘houses of multiple occupation’; electrical installation and refurbishment affecting the fire alarm, emergency lighting and general power supply; renewal of roofing; decoration and servicing of the gas central heating. Luxury Stays Cared For

Hampton Manor is a country house hotel and restaurant close to Birmingham Airport, formerly the country estate of Sir Robert Peel (Prime Minister from 1834-35 and 1841-46) founder of the Metropolitan Police. Hampton Manor How Are You Ltd provide a servicing and maintenance package that incorporates the intruder alarm, emergency lighting, air-conditioning and CCTV. Based on a monthly charge we will attend to any system faults with speed and efficiency. The package of services includes the hotel’s fire alarm which is obviously a safety-critical system. We conduct annual servicing of all systems and regular checks to ensure that everything is working correctly. In addition the intruder alarm is also monitored by our alarm receiving centre run by Chubb. By keeping these vital systems on a comprehensive service arrangement with us, our client is both assured of prompt response and they know they will not be faced with call-out charges. One Client – Three Projects

Mr & Mrs Q, Solihull Three projects in one year for this client means fitting: 3 kitchens, 5 toilets, 2 baths, 2 fuseboards, 2 boilers, 3 doors, 8 windows, 1 roof and whole lot of cable, pipe, brick and plaster! Having decided to invest some capital into property for the buy-to-let market and for development to onward sell Mr & Mrs Q also wanted to carry out some work in their own home. In March of 2015 How Are You Ltd began work on a 2-bedroom semi-detached house in Selly Oak. The rear reception room was converted into a dining kitchen alongside some other minor modifications to bring this house up to modern rental standards. Further to this the client acquired a 3-bed semi in Tyseley, Birmingham with the intention of modernisation, extension and onward sale. The house was in a poor state of repair with a barely functioning kitchen or bathroom. The lack of heating and single-glazed windows were all contributing to high levels of condensation. To make the house more appealing to possible buyers a small extension was added to create a modern bathroom and allow for a kitchen/diner. The house was re-wired, re-plumbed (incl central heating), largely re-plastered and re-glazed. It is now in the hands of a new owner. Just at the end of 2015 and into January of 2016 How Are You then also took on adding an ensuite to the client’s home, refurbishing the bathroom & ground floor WC and renewing the kitchen. St James Church Hall

This very well established church in Coventry has benefited from an extended community hall for more than 70 years. It provides accommodation to various community groups as well as church-based activities. The church obtained funding to conduct a substantial refurbishment of the property, this included: complete renewal of the roof, new electrical installation in the main hall, the provision of an air conditioning system, insulation behind a new ceiling as well as to external walls; full redecoration and new glazing. How Are You were involved from the early stages of project development providing assistance on design, specification and compliance to regulations. Upon successful tender How Are You then supervised the work from start to finish including oversight of sub-contract roofers and air-conditioning installers. “This hall is a very important facility for us in the community.
